We supervise the overall property management of 500,000 square meters of Zhong Guan Cun No.1 undertaken by two property companies i.e. Jones Lang LaSalle (JLL) and SSIP-PM, set up supervision system, and oversee the property company in termsof customer service, quality improvement, safety precautions, equipment and facilities, cleanliness and greening, etc. Wecollect customers’ suggestions and opinions on a regular basis, improve the service standards of property companies, and coordinate and deal with customers’ complaints and suggestions in a timely manner.
Overview of service scope of property companies:
The property companies are responsible for planning buildings, structures and affiliated public facilities, all kinds of roads, flowers and trees, public areas and facilities within the boundary line of building, repairing, maintaining, operating and managing of buildings and public parts, equipment rooms including power transformation and distribution, lighting systems, central air-conditioning systems, water systems, intelligent systems, weak-current systems, fire-fighting systems, elevators, etc. Additionally, they repair, maintain and manage the architectural sketches within the boundary line. JLL and SSIP-PM also maintain, supervise and manage the landscaping and rented green plants in the buildings. Two property companies provide customers with 24/7 high-standard services including the repairment, maintenance and management of municipal public facilities such as roads, outdoor water supply and drainage pipelines, septic tanks, sewage pools, wells, street lamps, bicycle garages, parking lots, etc.
Overview of Property Service:
Accepting demands and complaints from customers; service quality tracking and regular customer consultation; 24-hour public area safety monitoring; fire control; daily maintenance of public areas in buildings; maintenance of public parts; operation and maintenance of public facilities; public area cleaning; public green space maintenance; pest control and rodent control in public areas; collection and payment of water bill, gas bill, etc. entrusted by relevant municipal departments; application and approval of secondary decoration of houses and whole-process monitoring of decoration; paid indoor cleaning service; electrical and comprehensive maintenance of indoor property; dredging and maintenance of drainage equipment.
